Retirement Villages can be the perfect lifestyle option for over 65s and offer many benefits. For those who are not quite ready to make the move to a village, there are an increasing number of gated communities for over 55s that offer many of the pluses of a village – ground maintenance, security, specially designed apartments, communal living areas – but are not staffed villages with options for organised activities and assisted living.

Properties are offered on a freehold basis, with no licence to occupy, so when you sell there are no terms and you can enjoy any capital gains offered by a changing real estate market. They can provide a perfect interim option for downsizers and retirees. This is a great option in Henderson, Auckland for those who want to quit the hassles of a high-maintenance family home but aren’t ready to move into a retirement village.

As you can guess from the name of this Orakei Retirement village, there are resort-like facilities on offer such as a heated swimming pool, spa, gymnasium and it’s in a premium location with views out over the Gulf.

The spacious apartment has a nice outlook and the kitchen and bathroom are a high spec. As well as access to the manicured grounds, this apartment has a lovely patio area that doubles the living space and will be great in summer.

This Albany apartment and grounds have a wow factor and also offer many benefits of village-style living, without being a retirement village. There’s a range of options available in this Manurewa complex for the over 60s at this new development from Bloom which is due to welcome new homeowners at the end of October.

Maintenance and security concerns are sorted in this gated community, but you still have all the options that come with owning a freehold property. You can check out the show homes and weigh up the choices— an apartment with a patio or deck, or a ground-floor home with its own garden area.

All the creature comforts have been allowed for here in an ideal lock up and leave complex.


6. New development

This new village in Thames is currently under construction and the three-storey apartment blocks offer a variety of superb outlooks. Toss up what vista you’d like to wake up to as it is situated to take in views of the sea, Kauaeranga River and Coromandel Ranges.

There are also two-bedroom apartments available but all residents get to enjoy the three elegant lounges, community lodge and other facilities.

The landscaped grounds follow the river foreshore – perfect for an early evening stroll. These apartments are being sold as lease to occupy, starting at $460,000.


7. Chores taken care of

Enjoy having all the little chores like arranging rates and insurance payments and maintenance issues taken care of when you live in this cute little two-bedroom home in Whangarei.

The sunny living opens to a deck which steps down onto a level lawn area so you really do feel you have your own little patch. Marion Heights has 45 units with a community hall but the homes are all freehold so there’s no right to occupy licence.

Springlands Retirement Village in Blenheim really makes the most of its beautiful peaceful setting with mature trees and a stream on the northern side.

The architect-designed homes have quality fittings and a thoughtful layout to ensure quality living. There is a range of options here with both independent villas and assisted-living serviced studios and one-bedroom apartments.

A lovely central courtyard, decks and resident lounges make it easy to enjoy the landscaped gardens and a full range of activities and services are offered. The village runs on a licence to occupy basis.
