Enjoy lush, laid back living at this waterfront sanctuary in Bayswater

Celebrating an incredible waterfront position in Bayswater, this secluded Norwood Road sanctuary is one of Auckland’s most breathtaking coastal estates.  Two enormous sites sit side by side at number 45-47 and comprise a colossal 2580m2 of pristine, private land with its own beach and jetty.

The joy of the property is that it could truly be anywhere, enveloped within its own picturesque microclimate and enjoying a delightful sense of seclusion and tranquillity. Built in 1930, the original Arts and Crafts-style residence was one of the area’s first homesteads. Then in 1998, celebrated architectural firm Fearon Hay designed an exceptional modern renovation, creating much more space and maximising the site and view to its full potential.

A tall fence protects the property from the street, with the scent and sound of the sea instantly intoxicating upon entering through the gate. The double garage building is also located at street-level and has plenty of storage.  A series of boardwalks meander beneath the canopy of mature palm trees to the north-facing terrace and striking two-level residence. The current owners have lived here for the past 20 years and relished the pure peace and tranquillity of the special position, plus the fact that the Bayswater Marina is a short walk from home for work and play in the CBD. The 180-degree views are mesmerising by day and night – encompassing all the activity on the harbour and across to the spectacular Auckland skyline.

A double-height glass front wall provides entry into the open-plan living and dining room, where dramatic sliding walls and large bi-fold windows around the perimeter create a truly unique and extraordinary connection with the landscape. Sturdy aluminium joinery is perfectly suited to withstand the coastal conditions. Gas heating beneath the timber floors provides warmth in winter, along with the feature concrete open fire at the heart of the room. The functional chef’s kitchen has Ilve appliances, with the glass-walled scullery and laundry tucked behind, which opens out to the fenced rear courtyard.

There’s a bathroom and library/TV room on this level, which could also serve as a fourth bedroom. Upstairs, two of the bedrooms are from the original home and feature wooden joinery and wall and ceiling panelling, which have been refreshed and painted in a light, contemporary hue. They’re serviced by the main bathroom, which is intricately tiled and timelessly style, as are the others throughout the home.

A bridge crosses above the entry foyer below to the master retreat. Architect David Delamare recently designed the new layout of this suite, seamlessly maintaining the lines of the house and creating light, open spaces and a large second walk-through dressing room. The bedroom also has a bathroom and showcases views out across Ngataringa Bay and the navy base to the city.

Celebrated landscape designer and master of coastal gardens Bryan McDonald transformed the grounds to match the home’s new incarnation. Looped tracks, volcanic stone walls and shell paths wind though the harmony of mature tropical plantings, dense native bush and 100-year-old Kauri trees, arriving down to the vast circular lawn on the water’s edge. Vegetation from here was cleared to make the most of the expansive harbour and city views, with a boatshed ideal for storing kayaks, and the private jetty the perfect place to launch and swim from.

Masterful modern design, incredible grounds and a spectacular beachfront position make this waterfront sanctuary a truly special property.
